Among the innumerable condominium developments and conversions in booming Emeryville over the last decade, Green City Lofts bears a unique stamp. While still appealing to the area’s proclivity for upscale aesthetics, this project was designed with fierce environmental principles in mind, which dictated everything from initial engineering down to post-construction cleanup. Yet the message doesn’t overwhelm the medium. Many of Green City’s innovations are subtle and unapparent to the casual eye, and a stroll through the condo complex reveals the builders’ belief that green living need not feel like a radical departure from the norm. Abundant natural lighting, steel superstructure and interior framing, and radiant floor heating are a few of the green selling points. The builders used a large percentage of recycled materials, and in turn recycled 95 percent of the demolition waste from construction. The water-efficient design diverts rainwater runoff for landscape irrigation. Environmentally friendly paints, flooring, interior doors, and appliances were used in all 62 units, 61 of which have already sold. Green principles and elegant luxury have rarely fit together so well.
